What happens in a Capital Allowance Survey?

A Capital Allowance Survey is an in-depth assessment of a commercial property to identify items that qualify for Capital Allowance tax relief.

Before the Survey

The process starts well before we even step foot on the property with pre-survey research.
Before the survey begins, our team conducts research into the property. This helps Bryan understand the property’s layout and history, which is crucial when identifying Capital Allowance opportunities.

In our initial research with a client, our team would have gathered information on any work or renovations undertaken, as property renovations typically include many items that can form part of a Capital Allowance Claim.

During the Survey

The time spent on-site varies depending on the property. A small office might take less than an hour, while larger buildings can take 4-5 hours or more! During the survey, photos are taken (sometimes hundreds!), along with detailed notes on items that might qualify for Capital Allowances.

After the Survey

Once we have collated the information from the survey, our team can compile a comprehensive Capital Allowance Claim for the client.

We asked Bryan about some of the more unusual items he has encountered. He said some items people don’t necessarily think of can form part of a Capital Allowance Claim, including flag poles at car showrooms, artificial grass, illuminated signage, swimming pools, and even wood-burning stoves!
